Published on October 8, 2026

Nearly two-thirds of homes were sold above asking this summer, with a median sale price of $4.91 million.

There was still plenty of competition for Los Altos homes this summer. During July through September, 72 homes were sold, including 46 above asking. Across all sales, an average of approximately 107% of the list price was achieved.

Fewer sales were completed than in the busy spring quarter, but prices held steady. The median sale price was approximately $4.91 million, compared with $4.86 million in Q2.

Many Homes Were Still Sold Quickly

Average market time increased from 15 days in Q2 to 23 days in Q3. That might suggest a slower market at first glance, but 50 of the 72 homes were sold within two weeks. The median market time remained at 8 days, unchanged from the first two quarters.

Some homes required more time, but a quick sale was still achieved for most.

The highest average sale price of the year was also recorded in Q3, at approximately $5.59 million. That figure was influenced by two sales above $10 million, including a $16 million sale. The median provides a steadier comparison with spring.

What This Means for a Fall Sale

If you are considering selling, these results are encouraging. Strong prices were maintained, and above-asking sales were still common. But the same result cannot be expected for every property.

Before I recommended a list price, I’ll give close attention to recent comparable sales and the homes currently available. Condition, street setting, lot, and floor plan also need to be considered. Even within the same neighborhood, very different results can be achieved.

Through September, 219 Los Altos homes were sold, with a median price of $4.92 million. For a home being considered for sale this fall, those numbers provide a useful starting point. A closer look at the property and its immediate competition is where a pricing decision should begin.
