What Does A Real Estate Project Manager Do When Preparing A Home For Sale?

Preparing a home for sale in Los Altos and Los Altos Hills can involve far more than deciding on a price and putting a property on the market. Painting, repairs, landscaping, inspections, staging, packing, clearing, and countless smaller details may all need to be completed, often within a very compressed timeframe. Determining which improvements are worth making is just as important as getting the work done.

For my clients in Los Altos and Los Altos Hills, that entire process is made considerably easier with the help of my dedicated Project Manager, Stacey Anstead.

From My Recommendations to a Finished Home

When preparing a property for sale, Stacey and I initially walk through the home together. Based on my experience selling homes in Los Altos and Los Altos Hills, I determine which improvements I believe will make a meaningful difference in how the property is presented and received by the market.

Not every home needs the same work, and more work is not necessarily better. The objective is to identify the improvements that matter and avoid spending time and money where a meaningful benefit is unlikely.

Once a plan has been agreed upon with the homeowners, Stacey makes it happen.

Depending on the property, that may mean coordinating painters, flooring contractors, electricians, plumbers, landscapers, inspectors, movers, haulers, stagers, and other professionals. Scheduling is managed, work is overseen, questions are addressed, and the many moving pieces are kept on track toward the targeted listing date.

After five years of working together, Stacey understands what I am looking for and the standards I expect for every home I represent.

A Lifetime Around Homes and Construction

Stacey’s ability to manage these projects began long before she joined my team.

Her father owned Sunquist Associates and built very high-end custom homes throughout the area. Stacey grew up around construction and recalls being on roofs with a hammer in-hand as early as seventh grade. Her father believed in building one house at a time and being personally present on the job because the details mattered.

That philosophy continues to influence the way Stacey works today.

Rather than sending each project out for bids to an ever-changing roster of contractors, Stacey works with a trusted team of subcontractors with whom relationships have been established over time. They know the expectations, they know how the team works, and Stacey is there overseeing the process.

It is very much the model she grew up watching her father follow.

Construction Knowledge Meets Customer Service

An equally important part of Stacey’s background came from a very different world.

She spent a great deal of time working for Ralph Lauren as the company was developing its home collection, with experience in retail sales and management. She helped open locations in Palo Alto, Valley Fair, and La Jolla before leaving in 1993 to run the office for her father’s construction business.

That combination of experience has proved particularly valuable in real estate project management. There is an understanding of construction and contractors, but there is also a deeply ingrained commitment to customer service.

Selling a longtime home can be stressful and emotional. Some clients have lived in their homes for decades. Others are simultaneously purchasing another property, relocating, downsizing, or managing the sale of a family home.

Stacey’s goal is to make the preparation process as easy as possible.

Recommendations, Not Requirements

An important distinction is that the preparation plan belongs to the homeowner.

Recommendations are made based on what I believe will best position the property for the Los Altos or Los Altos Hills market and on the results we have seen through years of preparing and selling homes locally. Stacey can then explain what is involved and coordinate the work.

The final decisions, however, always remain with the homeowner.

There may be a recommendation to paint certain rooms, refinish or replace flooring, update landscaping, address repairs, or make other targeted improvements. The reasoning behind those recommendations is explained so that an informed decision can be made about what feels appropriate.

The goal is not to renovate for the sake of renovating. It is to determine what will make a difference when the home reaches the market.

One Point Person for Countless Details

Perhaps the greatest benefit of having a dedicated real estate Project Manager is that homeowners do not have to become project managers themselves at precisely the time they are preparing for a major transition.

Instead of finding contractors, coordinating schedules, answering questions from multiple vendors, checking progress, and trying to keep everything moving toward a deadline, there is one person overseeing the process from beginning to end.

For my clients, that person is Stacey.

Her role is an extension of the way my team approaches every sale: thoughtful recommendations, trusted resources, careful attention to detail, and as little burden on the homeowner as possible.

A beautifully prepared home may be what buyers ultimately see. Behind that finished presentation, however, is often an enormous amount of coordination.
