A notable difference in time on the market
Four leading real estate agents accounted for 41% of Los Altos Hills sales during this period. Two were individual agents, including Kathy Bridgman; the other two were large agent groups.
Although the other individual agent recorded a higher total dollar volume than Kathy, the number of sales is the same. That agent’s listings averaged 105 days on market, compared with 18 days for Kathy’s. None of the other agent’s sales closed above list price, compared with four of Kathy’s nine sales.
Days on market cannot tell the full story of any home sale. A large estate and a smaller property may attract different buyers and require different pricing decisions. Even within Kathy’s nine sales, prices ranged from $3.71 million to $18.15 million, and one home spent 69 days on the market. Across that varied group, the 18-day average stands out.
